Overview

Nistar is advancing a power-led AI/HPC data center campus on a former industrial brownfield site northeast of Pittsburgh, repositioned for commercial-industrial redevelopment. The strategy is anchored on an existing on-site FirstEnergy / West Penn Power substation, with an initial 70MW utility load confirmed via a radial tap targeting Q3 2027 and bonding already posted for substation upgrades. Additional grid capacity is targeted in later phases, tied to broader FirstEnergy / PJM 345kV network upgrades, while up to approximately 200MW of on-site natural gas generation provides baseload power. The site benefits from by-right data center zoning unanimously approved, municipal water, newly installed sewer infrastructure, multiple fiber providers, and gas optionality, creating a credible pathway for both near-term deployment and longer-term expansion. Approximately 100 acres anchor Phase I, with additional acreage identified for future phases, and the final building, cooling, and commercial scope can be shaped around an anchor tenant or operator deployment profile.
