Overview

Nistar has an existing, purpose-built data center facility in Lenexa, Kansas under contract, positioned within the Kansas City metro. The asset is a warm-maintained legacy data center being renovated and modernized rather than developed from a conventional shell, offering an accelerated path to operational compute. The facility is served today by approximately 3MW of firm grid power through Evergy at 12.47kV, with a utility load request submitted to expand toward 10MW and a preliminary indication of potential delivery within roughly 12 months, subject to utility approval, engineering, and construction. Existing infrastructure includes A-bus and B-bus transformer electrical distribution with room for additional transformer capacity, loop-based water/glycol cooling with chillers, raised floor data hall areas, and dual indoor CAT 3516 backup generators. The building's hardened, partially below-grade profile and existing mission-critical layout make it well suited for a tenant seeking to retrofit and redeploy an established data center environment on a compressed timeline.
