Overview
Nistar's flagship Gulf/South campus is a large-acreage, energy-first development in a pro-growth regulatory environment with the fundamentals to support a multi-gigawatt buildout over time. The strategy is to deliver behind-the-meter natural gas generation in phases, up to 3GW, starting with 15MW of Grid power with modular AI HPC data centers within 9-12 months, and scaling into larger 1GW blocks as tenant commitments convert into definitive PPAs and leases. Nistar has identified turbines that will be refurbished in approximately 9 months and installed within 24 months, providing an accelerated pathway to large scale capacity. The site benefits from major interstate pipelines on site, existing industrial zoning, strong gas and transmission adjacency, practical water and sewer solutions, and multiple redundant fiber options, creating a credible pathway for both immediate compute deployment and longer-term expansion. The project enjoys strong community support with letters from the local building & planning board, state senator, town mayor, and chamber of commerce. Our approach is to lock the "power story" first—fuel, deliverability, interconnect pathway, and construction schedule—so that tenants can underwrite their operations and investors can underwrite durable, contracted cash flows.
